August in Tucson: the monsoons are wild, the sunsets are even wilder, and the real estate market? Still moving along like a javelina in your backyard — steady, determined, and maybe a little unpredictable. Let’s dive into how the numbers shook out this past month!

Market Overview

The average sales price for single-family homes in August 2025 was $448,495. That’s a 6.8% drop from July’s $480,957, and also down 6.5% from $477,314 in August 2024. Prices took a bit of a summer siesta, giving buyers some breathing room. Sellers may have had to do a little more negotiating than usual.

Days on Market

The average days on market (DOM) in August 2025 was 62 days, which is up from 50 days in July and also higher than 57 days in August 2024. Translation: homes are sticking around longer! This means buyers had more time to think it over — or maybe just more time to argue about paint colors.

Sales Activity

When it comes to sales activity, 1,047 homes closed in August 2025. That’s down from 1,115 in July and also lower than the 1,106 sales in August 2024. It’s a bit of a slowdown, but let’s be honest — August is brutal outside! Maybe everyone was too busy dodging lightning strikes to sign contracts.

Seller's Market Dynamics

Finally, homes sold for an average of 98.20% of list price in August 2025. This is compared to 98.44% in July and 98.08% in August 2024. So even though prices dipped and sales cooled, sellers are still getting very close to their asking price. This shows that while the market is shifting, there’s still strong demand!

What This Means for Buyers

For buyers, this is a golden opportunity! With prices dipping and homes lingering on the market a bit longer, you have the chance to negotiate better deals. Take your time to explore options and find that perfect home without the pressure of a bidding war. Remember, patience can pay off!

What This Means for Sellers

Sellers, don’t fret! While the market may seem a bit slower, homes are still selling at competitive prices. Focus on making your property stand out. A fresh coat of paint or some landscaping can make a huge difference. And don’t forget to price it right!

Conclusion

In summary, the Tucson real estate market in August 2025 shows signs of cooling, but opportunities abound for both buyers and sellers. Whether you're looking to buy your dream home or sell your property for a smart financial return, understanding these trends is key.
